About HomeMath

HomeMath is an independent, self-funded website built around one goal: making the true cost of a US home loan easy to see. Most mortgage calculators show principal and interest only, which understates the real monthly payment once property tax, homeowners insurance, PMI, and HOA dues are added in. Our calculator shows all of it, upfront, with no email signup and no account required.

What we do

We publish one free calculator and a library of state-by-state and loan-type guides — covering conventional, FHA, VA, USDA and jumbo loans — so buyers can quickly find the numbers and terms relevant to where they live and what they qualify for.

How the calculator works

Estimates use the standard amortization formula for principal and interest, combined with the property tax, insurance, PMI and HOA figures you enter. Default values are drawn from commonly cited national averages and should be adjusted to your local market — actual costs vary by county and lender.

How this site is funded

HomeMath is supported by display advertising (Google AdSense) and, on some pages, affiliate links to lenders or financial products. If you click an affiliate link and go on to sign up for a product, we may earn a commission at no extra cost to you. This never affects the numbers our calculator shows you. What we are not

HomeMath is not a lender, broker, or licensed financial advisor, and nothing on this site is loan approval, a rate lock, or personalized financial advice. Always confirm final numbers with a licensed mortgage professional before making a decision.
